For example, before this property, I didn't know how to replace a toilet, how a washing machine works and how to diagnose problems associated with it, how to hang a ceiling fan, etc.

Hang onto your files, catalog it and come back in 5,10,20 years type thing.

I would say the best way is to read as many books as you can also hang around like-minded people and lastly I would join Narpm and get educated on the dues and don’ts of how to run a business

If time is not a luxury, then I'd say you hang on to what you have. 

Hanging your license at a place where you can have a mentor is critical-  

I still intend to hang my license eventually.The focus is freestanding retail properties for flips to investment funds or held depending on the #'s.
