Anything under $3000/month for an apartment or $5000/month for SFR I wouldn't bother, since 99.9% of the population lives with a standard wall-type shower head anyway.Rain showers, body sprays, etc look great, but are definitely pricey, luxury features that should be reserved for pricey, luxury rentals.And while I'm sure "the ladies" may like the rain shower, I do also know that my wife's #1 complaint about showers is lack of water pressure (too low, and shampoo becomes really hard to rinse out).

That particular tenant has some annoying behaviors bothers other tenants on the buildings. 

The entitled attitude is what bothers me the most.

This time, however, I mistakenly put $1,000 instead of $2,000.In the 1st HOUR of having the posting up, I received probably 20 email replies, 10 texts and at least 10 voicemails and I took a few in person calls.Something was up and I checked the ad to realize my one digit mistake.What I found weird was no one who spoke to me or left messages, texts or emails even bothered to re-confirm the rent of $1k.

Much simpler on Vrbo, my neighbors don't even bother with Airbnb. 

It's a cosmetic issue and something that may always bother you. 

The one thing bothering me is that the court accepted this proof of service despite she having signed that she carried out the service.

I haven't bothered to interview some of the smaller "property managers" for the exact reason you mentioned...I don't want to have to manage the manager.
