I think it's their way of saying that they won't be working with a bank or doing inspections, it has to be a simple transaction. 

Hi Nina,Since you're just getting your feet wet, I'd suggest reading some books and listening to the podcasts in order to get the basics down.

Ripped through Rich dad poor dad and then a couple of Brandon Turners books.

The book looks like a great read and I look forward to digging into it.
