Screening the students and the timing you look for next year tenants is crucial.

Eviction is a failure of the landlord to properly screen tenants, or set the rent at a point where you get good tenants not someone desperate.

I would say ramping up your screening process would be a far better solution than some legal slight of hand.I'm not familiar with a "holiday rental contract".

I figure this will also allow me to screen out the people that just want off of my advertising list.Does anyone have some input as to how well this works?

How do you screen your tenants before you rent to them?

If the prospective tenant passes my telephone screening interview and I invite them to view the property, the invitation is open to all who will be occupying the unit.  

If you do the rehab right and screen your renters, you shouldn't be getting all those calls.
