Your accountant will tell you that the more you write off on your taxes, the more you may save on your tax bill but the less it shows as a profit that you are keeping.

I have seen a water bill kill a deal many times.What I liked to do starting out was follow some simple rules of thumb to make my buying decisions more confident.

Says the bill has to be paid 4/30 and if not 6/2 the building will sold to the higher or bigger bider.

I have money, but still manage to pay a bill one day late. 

I use the RUBS (ratio utility billing system) and my LLC pays the water bill.

In tough times some people find a way to pay their bills no matter what and other people look for someone to blame for their hardships.

With the virus hopefully leaving us and colleges coming back, my business model should pay the bills just fine, and I can flip for fun and take some trips, etc. life to me has ALWAYS been about my family as I grew up without one and as a only child, and the opposite of spoiled.

We have used Bill Love / Albemarle Home Services and he does good work at a reasonable price.

I agree with you that having everything always accessible is fantastic, but I think being proactive as described above is a good "second place" approach, if you will.Let's say that your PM did have a 100% live portal, but didn't input every bill that came in right as they came in - would that be a problem?
