i would connect the two so that it turns on when the light is turned on, if separate chances are they are not using it.as far as the bedrooms, i don't know the construction out there, but i'm guessing the walls are not that well insulated and with the a/c inside and hot humid outside, that can cause this if not broken by a well insulated wall. this is a major health problem inside and needs to be addressed, see if there are any energy co. out there that will test the insulating value in the house where they install a fan at the door and check the house for leaks and insulation value.

The other decision is to buy condos in downtown Seattle (again lower cost and thus possibility for several units) or sfh in the city, but not downtown.

We went to look at it toward the middle of March 2015 and there were holes in walls, missing fixtures, odd electrical (the wiring for the back porch light and exterior outlet have been pulled into the master bedroom), tiles missing in the master shower (green plastic was duck taped across 2/3 of the surround so they could use it anyway), and cabinets missing that were not that way in November when it was listed with our Realtor.

Hi,I have a not-completely-hypothetical example for advice.Would you rather purchase a single family at $50k which will need $20k of repair to rent at 900/month, or a converted house that is currently in ok shape, with 2 1-bedroom apartments that rent at ~$430 for $70k?
