There is a difference between disclosing everything and qualifying and qualifying and not disclosing information that can have a bearing on the financial picture to be underwritten.

Real estate agents are considered self employed and must show 2 years of income in real estate (from what I understand, bearing in mind that I'm not a lender, it's best to ask one of those).

That's bad news bears to a lender.Just provide the lender with a signed letter of explanation on why you're downgrading, and be as detailed as possible.

Doing so without moving load bearing walls will be the best bang for your buck.

If you are talking about gable vents, that has no bearing on the roof installation, but lack of proper ventilation will ruin a roof and any reputable roofing contractor will not install/warranty a roof without proper ventilation.
