PS and have landed at Angwin back in my training days in the early 80s.. 

I am interested in entering into a partnership with a friend to purchase real estate for long term land lording.

Land is scarce, scarce, scarce. 

My wife and I are a little concerned that the 'pin-hole leak' problem is going to persist, and may already be more widespread than we know... and the relatively relaxed posture our land-lord has maintained is additionally worrisome.  

Know the law, obey the law, treat people honestly and fairly.That will protect you far more than any LLC or insurance policy or attorney.these are great commandments to follow.. stuff can happen but so can a dual bird strike causing catastrophic engine failure and a landing in the HUDSON river.  

I would love to buy a property with enough land to maybe build another unit, and maybe after a year be able to refinance it as a multifamily home?

I am in the process of buying land outside of a major Texas city.

I'm currently learning about wholesaling and I'm hoping to get the ball rolling on that here in the area.I look forward to learning from everyone here!

Finance 2-3 investment properties/ land/ ect equal to the sale price?

Property Radar is just such a robust tool.Yesterday I went and looked at a few Timber properties I was interested in  both of them a good 10 to 15 miles back into the boonies.the app comes up it tags to google earth and then one thing I am very good at is direction and finding stuff being an old land sales guy.I orient the phone and the app on the phone to north.. and in 2 minutes I found the parcels .. no address's nothing but the app and what's cool is the lot lines lay over the google earth.. what could have been and Easter egg hunt took me a matter of minutes.Now the only thing I would like to add to the app is USGS topos.. out here in our area is quite hilly or mountainous really.
