You need to look at the HOA bylaws/operating arrangement and I expect they would be available for any listing. 

@Aidan Mulligan If I'm approaching closing on a property I immediately do a text blast to all of my current tenants that I have a new property coming available and I will pay they made $250 finders fee if they refer me to a possible tenant that takes it, with approved application of course.

There are also SEC bullitins, "no action" letters, and other publications that the SEC makes available for guidance.  

You need to use all available options.

I don't know how much insurance costs, but it has to be at least available.

Hi Everyone,I was looking to see if anyone had any reviews on the Finding & Funding Real Estate Deals book which is available in the bookstore.

To be frank, he's about 7 years late to be able to find deals like that - look further out, call on non listed properties, out of state owners, ...it's work - if this is his first deal I feel confident he'll run you around and over analyze, especially if he's going "all in" with his available funds.
