When they told me how much they wanted, I felt they were a little optimistic with their asking price and their estimated rehab budget, but after a few rounds of negotiating over text, we agreed on a price that was $15k under their original asking.The numbers were:Purchase price: 80kseller repair estimate: 35kARV: 180k to 195kMy hard money lender would only lend up to 65% of the ARV and they chose to go with a conservative number at $175k, so based the 65% rule I had to be all in at $117, so that gave me a budget of $37k.

The other is much lower but is a fixer upper that would probably require work that would bring the total cost to be $140,000 with the addition of the money to do repairs

NOW, as a buyer, I can understand how helpful it is for me to have the TDS before I pay to have any inspections completed, because anything on the TDS related, for example, to a past roof leak could be looked at during roof inspection, or related to a past fungal/dry rot issue could be looked at by pest inspection to ensure the past repairs held through time.

If you can work in Vacancy, repairs, CapEx, management (if any) and other expenses and still cash flow with the 6.1% then it may be worth going with a bank you are more comfortable with.
