Any advice on what I should say when applying for a personal loan?

I've heard of the 1% and 70% rules, but is there anything else an investor can base their property selection process if there rules don't necessarily apply (or are not possible) in certain markets?

For example if I showed the property on a Tuesday and had someone that was interested and applied then worked Wednesday I wouldn’t have time at work to try and verify their information.

I'd like to apply the cash to another property...Thoughts on this??

@Shervin Esfahani I don't have direct experience building them myself, but I have some exposure to SRO uses and applying them to new builds. 

Hello, Is it possible to take the house hacking principles used with small multi families and apply it to a single family residential home?

I am with you John, the 1% rule doesn't apply anymore as the interest rates are so low. 

Running a business is looking at margins and expense ratios, same applies for the costs here.
