You can usually get the signs for free if you sign an agreement with a towing company.

@Charles Carillo raised one issue.The other is attempting to save money on transfer taxes by purchasing the business via an unrecorded agreement rather than the land via a recorded deed. 

Obviously these all all things we will discuss and agree on but we need to make sure we are considering all factors when drawing up  our agreements or structuring our business.Is it even a possibility to start an LLC and obtain a mortgage without them calling it due when its transferred?

Talk to a real estate lawyer, see if they have an off-the-shelf simple purchase agreement they will tailor for your property for a reasonable fee.
