I pay $4100/mo not including utilities. 1 year appreciation according to all 3 real estate websites zillow, redfin, and realtor.com, my house is worth about $645k.I've been house hacking by renting out my additional 2 bedrooms to mid term rentals (usually 6mo stays) and brought in about $9k for the first year.

I thought my bid would be 2007-2008 taxes only, and the additional years would be the price of winning.

In hindsight, @Kevin Sobilo's suggestion is a much more diplomatic way to do it that could resolve the issue without going to court.  

With the addition of 2 kiddos, my family has recently relocated back to MA.

Personally, I think the true appraisal is somewhere around $290k before addition of those bedrooms. 

I would suggest that route if you intend to wholesale, or play the numbers game on the MLS and make hundreds of offers until you land a deal (a real deal).

Whenever we get an application from someone that we get on Furnished Finder (and full disclaimer... we are new at this so haven't done a lot of them yet) I ask for their recruiter and staffing agency on the application and add it to a spreadsheet.

If so, can you suggest some of them?
