This combined with ethical business practices, people skills and proper selection of tenants will be my best defense in the litigious society. remember that 15M lawsuits occur each yr in US..that is ~41,000/day!

The seller wants out of the low-income rental business because the business is disturbing his lifestyle.The seller is willing to provide financing, yet, wants assurance if vacancies occur seller still receives monthly payments because seller doesn't want back in the business.  

I feel so fortunate to have come across this site--purely by accident. 

It will be interesting to see what happens to the market here if the downsizing occurs. 

I've mainly been focusing on wholesaling to rehabbers and it never occurred to me that i could wholesale to buy and hold investors too with terms instead of price.  

Possibly tape record it, mark on the wall where it occurs and document frequency. 

It seems like a lot of land plots going up for sale and possible development which will occur in the next 5 years.

Seems like a major change in the market has occured to me.
