Emotional ties don’t want it sold but beside that there’s much potential 5bd 4.5bth that needs much work (roof, plumbing) It’s definitely a project.Or leave that dream and agree to sell and use the $$$ to enter the game another way.

No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.

C maybe  D forget it for your first rental unless your totally hands on.one side of the coin is your bright outlook.the other is you have a miserable experience and never want to buy rentals again  my vote is to buy quality thats where the money is made in this game not buying because itgs cheap.

I say "could" because the assessor is likely to use the sale price as the assessed value, but that's not necessarily the case.The NH Department of Revenue Administration has links to information on both Current Use and Timber on their web site, https://www.revenue.nh.gov/mun-prop/property/You also want to check the Zoning Ordinance in the town carefully to see what's allowed in that particular zone.
