What are my options?

I self manage my own rentals and I also operate a management company assisting other investors nearby. 

My thought was I could purchase the property, break even, and refinance in a couple years when rates hopefully come down. 

Once I’ve gained rental income, I would like to finance a Condo and even more rental properties with my income from rentals.

Just earlier this year I got my buyer below list price, a large credit towards closing costs, and it appraised for higher.

My tenant mentioned that there was a leak coming from the toilet in April.
