@Jake Knight I have an Apple TV set up already that works as a bridge so that I can use it remotely.

But they can't put ads up and TV spots and signs.

Infill wall holes with drywall or the metal screen products that are out there. 

Most of the time they have the contact you are talking to initially screen the site.

In the past year we became the owners of a duplex and learned about writing leases and screening tenants, we put in several offers, had 2 go almost to closing then had the sellers back out, ended up getting called back on 2 offers that we thought were dead and ended up closing on a foreclosure and are mid-cycle on a BRRRR method and are in attorney review on the second duplex.

And yes they remove them if they buy a house with a disposal.I could live in a house my entire life without clogging a disposal, tearing a screen, breaking an ice maker, warping a ceiling fan, etc but some reason most tenants can't live in a place for more than a month before having issues with these sort of amenities.

I did 8 screens, and saved a few bucks overall.

As an added benefit, it screens out prospective tenants that are not willing to get it at lease origination (even if it can be canceled later)...just one more filter.

Not to mention all of the TV programs that show flipping/rehabs are relatively simple and you can make $50,000 at least on each one withing 45 days or less.Good luck with that!
