Pick an automation solution that is federated (meaning not an all in one solution yet integrated across resources that you will need), scalable to grow as your enterprise needs grows, simple enough to use as a startup yet teachable to your team members as they onboard and assist your growth and most important minus the fluff which can be confusing and expensive from the beginning as most of the features you won’t even use in your day to day operations.

Unfortunately the litigation in this country would prevent me from offering this solution.

The auction house likely is not a solution since the items in the home are mostly trash or damaged.

I currently work for Citizen Home Solutions and manage my own property.

Why not go for that simpler solution?  

This is not to say that the solution is the reimplementation of a gold standard, but it is to say that our perception of strength in markets (which is in dollar terms) was obfuscated as the dollar was no longer a consistent store of value across longer periods of time. 

Unfortunately, the mortgage company can take your property, so the only solution with tenant parity is to add the missed payments to the end of the mortgage and they are effectively skipped.There is no free lunch here.
