I'd recommend ordering some durable carpet from the local flooring supplies or asking for the most suitable flooring - probably it shouldn't be a carpet but some kind of tile.

This should satisfy the lender's concerns in that area. 25% down, 5.25% for 15-20 year amortization if you are using a community bank.

The rest of the unit will have hardwood floors and I like the seamless look, but I worry about the durability of hardwood floors in the kitchen.
