Before buying the property, search the various sites and see what the reviews have been for it. 

I would start speaking to some Florida Commercial Brokers and possibly start sourcing and reviewing deals from other parts of Florida that are not as expensive.

I would review the deal, to help get Michael Blank SDA course. 

All the reviews are good with the exception of the Yelp reviews which are horrible.

If you happen to have versions where it's 100% debt and one with equity, that'd be great.I recognize any documents shared would require attorney review. 

Each state is a little different but you typically received the HOA documents and have a few days to review them and have the ability to cancel based on review of those documents if you dont like what you see.

I literally yelped them and found the company with the highest ratings and most reviews.

You can see that every house they have sold in the past they have been on both sides.We have a listing agent around here for some no name brokerage (with terrible reviews) and they won't even show us a property.
