More often than not, unless a client is intent on expanding their California portfolio they are open to considering or at least exploring the options for possible out of state investment and they're discovering the numbers speak for themselves.

My questions are, if I can purchase land, in Colorado, in an already established neighborhood, then build two homes from containers by a company that specializes in that construction, how difficult is it to work with the city planning and zoning to tap into electric, water and sewer, and to get the permits to have the homes constructed.I'm thinking one home could be a one bedroom/one bath studio to rent out and the other could be a 2 bed/2bath for myself.It seems such a good way to go, especially if the cost of the land and two container homes comes out to be the same and sometimes less than one older conventional house.I know there is more to it than what I've discovered so far, any feedback and ideas would be greatly appreciated.Thanks,~Will

I would also get involved in Facebook groups in the area you are looking for, they sometimes have deals that you can discover off the market.

Whether the Buyer felt they paid too much or discovered too many repairs is u known.Cheers, Winston R.

I have recently discovered Bigger Pockets and quickly became enamored with the idea House Hacking.

In Nov 2021 I purchased a 2 family in Jersey city for >$1m with only $40k cash down 3 months after discovering bigger pockets and becoming motivated.

They listed it for $25k less than we would have offered off-market, then we negotiated another $25k off that during escrow due to foundation issues we discovered.
