@Brian Burke  Its not often I get a willing passenger like Brandon... maybe we can shoot part of it from the air  that would be novel...If you have not been up to Friday Harbor its one of the Great private aviation destination fly ins on the west coast... 

Your best bet let try and send them a private message about what you specifically are looking for and what it is that you have to offer them.

Hi everyone,I found a deal that can annually generate $17k annually in rent, @ 100% occupancy, AFTER taxes, mortgage, maintenance fees, internet, utilities, etc.Plan: Master Lease Option property with a downpayment ($15K) from a private/hard money lender.

The marketing and approach will be very different for these 2 distinct populations.Not sure you will get a university to endorse private housing, but you could establish a brand and market via the University's newspaper, radio, bulletin boards, etc.

Hard money may be your best option or head up to some REIA meetings and try to partner with a private investor. 

Could I find a private lender willing to work with me or do I need to bring more money into the deal and get a 30% equity position?
