You should compare this cost to what you will lose if you renig on the deal at the closing...I would say this is not worth panicking about...If the analysis you did pre-bid was good (cash flow positive !!!)

Ask if you can pay off the loan and pay a pre-payment penalty.

That will be $13,600 plus loan origination fees if they will not roll those into the loan. 

Put new HVAC system in, carpet paint etc....I also protested the taxes based on my purchase price, and the market appraisal the bank required and was successful in reducing it ~$20K (only a $65K property on the rolls anyway)my tenant of 2 years just moved out, and i stoped by to check out the property.  

And I sent out 100 letters to pre forclosures.  

We did a pre-auction bid and got it.

Also during this process there will be a pre-lien put on your house from the financing institution.

I am in the process of creating a website targeted to pre-foreclosures and short sales, and I would appreciate any input and shares on websites that attract good leads for this specific niche.I do have an idea of how I would like my website to look and feel, and plan to give a lot of free info, but not all of course, about avoiding foreclosure, to capture leads.Please share any good sites and input, I very much appreciate your help!

However, 8 years of automatic enrollment had me in the pre-tax plan and there is a decent amount in my pre-tax plan.
