Still 70% Discounted.Whilst the rest of the country has gone back to the pre-GFC levels, Detroit is climbing up there.With the investments coming in, only some die-hard hardcore investors, see the glass half full,As downtown 2 bed/2bath apartments selling at 350-400K a Pop, the writing is on the wall perhaps.

So, yes, that person right in the middle of the below chart makes less money than the person right in the middle of the above chart, but look at all those super high income and (relative to area cost of living) low income people on the wings.MOST of the conversations I have with people are either really high income, or really low income (relative to area cost of living) and effectively going to be tenants forever (unless they get a tech job, and with our very low unemployment you can 100% retool and in about two months go from artist to six figure tech worker).

Like I said most of the smaller mom and pop closing companies I deal with back east don't really have anything in the way of customer service these are the actual insurance companies that also own the escrow function so there are no attorneys and you have big corporation backing so they can afford to mine this data and give it out..
