Almost every home had huge dogs when dogs were not allowed in the leases.

Check the lease for extra people living in property, and other rules like cars, pets, etc. 

Pet stained carpets, New kitchen, Outside face lift, etc. 

Realtor sounds like an old dog with no new tricks...

The tenants are violating the lease with pets on the premises, and with a disturbing-the-peace arrest last fall.

I'd recommend: Do as much screening as possible before you rent rooms - not only a credit check, but also ask about certain lifestyle choices (partying, smoking, pets, having significant others over, etc.)

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

My renters have a dog and we advertised the property with a fully fenced back yard, so we have to install a new fence with no help from the neighbor.

The dog though?!!
