No I live in an apartment currently and my lease isn't up until Feb of next year. 

Looking at a map, I see that is no where near Louisville.I live in the Rust Belt.

I live in San Diego and am interested in investing locally to be a little more hands on while I am learning.

I also already expanded my driveway which will allow 7 cars to be parked now in the driveway. the bigger focus for me is just to keep refining the operations for the tenants and making the environment closer to what you have established with your properties.  

I know somebody living in USVI right now, so potentially have boots and eyes on the ground, so to speak.I will check into the Dave Foster book and do some you tube searches.Thanks for the great insight!

Live in it for one year then save up and purchase a second property somehow.

Many more buyers typically enter the market at this time as well, and today's buyers are becoming more accustomed to this higher mortgage rate environment.

I lived in this neighborhood for 7 years, purchased a foreclosure in 2014 for 26k, put about 75k into it and sold for 215k (30k over ask) in 2021, so I feel good about the area.
