A quit claim deed anyone can issue for any property ... it just means you transfer all of your ownership interest over to someone ... meaning, you could own nothing and you transfer all of nothing over to someone else.

After a quick rehab I'd like to do a deed transfer from the LLC to my personal name and refinance the home and use it for a primary residence. 

Would it be  even more costly to create another LLC, transfer the ownership of the property into it, and then sell that LLC to the end buyer?

The location is ideal and is right within our chosen area of concentration.The owner has been transferred to the west coast and now lives out there (communication has been slowed as a result).

I am trying to find out how this needs to be handled so the title to the property can be properly transferred.

@Christian Moore  I am with @Shawn Holsapple on this one when I used to do sub too I would check title but I would do my own transfer.. this is very very basic real estate.1.
