I also write an introduction letter saying hello and my name and emergency contacts and where to report repair requests and what to do if there’s more of an emergency type situation that we need to deal with not like a 911 situation and what to do with rent, where to mail it or electronic payment instructions.

In regards to your first paragraph...

I agree with Michael, a house-hack is a fantastic introduction into real estate investing.

Paper applications typically come with a small paragraph where they sign saying it's ok.

By combining the two notes into one, you risk the whole thing.That is a big part of what happened to the economy, but that is another discussion.It is funny how everyone calls these seller financing notes "sub-prime" when they have the same requirements (see Marc's first paragraph) as the conventional notes.
