Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $720,000
Cash invested: $130,000

After a 5+ month search we closed on a 2 BR | 2 BA Duplex with a 2-Car Detached Garage in East Sacramento. Doing a house hack live-in renovation of each unit. We are targeting MTR tenants with STR guest fillers (if needed).

What made you interested in investing in this type of deal?

We were renting a Duplex and wanted to house hack into our first investment property together as a couple.

How did you find this deal and how did you negotiate it?

Off-market from and negotiated with our Agent, a personal friend who has been active in the area for 20+ years.

How did you finance this deal?

Traditional FHA Financing

How did you add value to the deal?

Both units can be renovated to increase the rent rates which were LTR tenants that are way under market.

What was the outcome?

Work in progress!
