I know its a college town and I want to know what successes people have seen as well as not successes (not necessarily failures) We (mostly just me) want to invest in small multi-families near colleges.

PS: Rarely does a porch failure hurt the foundation of a house.

That way, if you had to evict, you could do so on the basis of "unpaid rent" not failure to pay the deposit.

I like the economies of scale with the larger buildings as well - and being able to quit your job is enticing, but there is a lot to learn yet with your 12, IMO.One of the main causes of business failure is growing too quickly.

Seller just came around and said that they could not close on 3/21 and want to move an extension closing date to 3/28 due to fire alarm failure. 

Failure to keep a Renters Insurance policy in place at all times will be a Lease Violation subject to eviction, and Tenant will incur a $200.00 fee if their policy is cancelled during Tenancy.Oh, and in case a tenant refuses to pay the fee:APPLICATION OF FEES, CHARGES, & PAYMENTS: Once incurred, all Fees and Charges associated with Tenancy shall be considered part of “Rent”.

If you have full control of the success or failure of the deal and their is an expectation of a profit, your are in the Securities Zone.  

This could be a failure to screen by the landlord for all we know.
