@Reggie Laxamana I think your best bet is to continue reaching out to investor friendly lenders in your area. 

@Anthony Hale It all depends on how your contract is written, but if like most, you have a valid financing contingency and notified the seller within the specified time period, you are entitled to your EMD.The trick will be collecting it.I suspect that your best bet is to settle for 50%. 

I bet rehab will be more than expected especially with the build date.

People do not enjoy the moving process, so I bet they would stay, but if you are that nervous about this then RE is not for you.

I am also leaning towards Sacramento being a better bet which also gives me freedom to rent or move somewhere else without losing the property at a potential loss. 

I provide capital to flippers not borrow it.. but these scammers for sure take money from newbies who don't understand there are no private loans as these guys pitch.for selling your turn key  best bet is to align with one of the west coast marketing companies.. they will charge between 3 and 10k per sale.. as long as your organization checks out ..  

Oh and if the wife finds out about the girlfriend all bets are off.....

Athens would be a good bet in my opinion if you decide to invest in North Alabama outside of Huntsville or Madison if you want a mix of cash flow and appreciation potential.   

For me, in these higher-priced areas, I would rather not take a risk on betting that those  already high property prices will continue to rise.

Also, your best bet on its future.
