It seems like there are strong opinions about an LLC, multiple LLCs, series LLCs, Something in Delaware, offshore accounts, umbrella polices but I have yet to see any actual data on the topic.

You may want to explore "de-unit"ing the garage prior the appraisal.To answer your original question, like Ryan pointed out the ROI on this rate buy-down isn't bad at all. 

not to mention the drive from PA to DE back and forth everyday.

We just hear about cinco de mayo, and flag difficulties, but there is a whole lot going on under the surface and under our noses.
