The Tacoma market is really appreciating and demand for rentals remains high. 

Lakewood is a great place to be, and I hope it does remain desirable!  

The Cap Rate isn't horrible on these properties, but that's only because the higher real estate taxes are holding the values down (people afford houses based on payment, and if the tax portion of escrow goes up, principal and interest must go down in order for the payment to remain the same).

Or do I recognize all $50k as recapture and the remaining $10k stays with the deferred?
