First house hack / RE investment

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Tacoma.

Purchase price: $325,000

My first buy and hold rental / house hack. My wife and I bought this duplex with plans to move in to one unit while renting out the other. We'll be doing some repairs and adding value while living there, then we'll move out and turn it into a cash flowing rental after a year or two.

I bought it with a VA loan and $0.00 out of pocket. The rent currently covers 71% of my mortgage. Not living for free, but it's damn close and we're learning and building equity along the way!

@Blair Nye, having 71% of your mortgage paid in the Tacoma area sounds like a pretty solid win. Add to that, the equity you're working to create, getting to keep the rental, and all for $0 out of pocket, and it seems like you've done really well. Congrats.
