You can always add a provision in your lease for your tenants to provide that consent by signing the agreement, but not for their associates showing up on the premises.Based on your description, I myself could be thrown in jail instead of the drug dealers I am recording that are conducting illicit activities inside the vestibule of my own building.

Sometimes I take on tenant with eviction and they are the best - no hassle, pay on time Tenants.Sometimes you get a nurse with great income, adult, mature, talking good - she's not paying on time every month or get a boyfriend who is criminal and you've got much more trouble than with couple kids.I'm really interested in people experiences and don't want them to stop this discussion because of constant mention of Fair Housing....geeeez

Not assisted anything, not providing meals, nothing at all just be over 55, active, put in a real gym and might even put in some punching bags just to make my point I am not their to serve them in that way.

Hi @Shawn Abe- I am also actively looking in San Antonio and while I haven't yet purchased a property in that area yet, I have talked to a lot of property managers and I think if you have a good team around you you can avoid this issue.

I did not know that .. again got tagged for that 1k fine get the license now all legal.. but 90% of the folks who may take a guru how to flip homes courses this wont be covered in this state.. and they are actively fining folks.
