The Sheriff's web site lists all the properties that are going up for auction each week and I noticed that all but a few of them were going back to the bank for $100.  

Then you could come back and see if they will pay you money to help find a new place/move & break the lease.Might be able to get a few grand AND find a better landlord.If these goobers are unethical enough to send you a demand letter vs coming to you to see if you would be willing to move.They want you out, let em pay you.
