Columbus is an incredible market (real estate and quality of life)...everyone loves where they live, but it's really exciting to see the growth and expansion of the city here...I wouldn't hesitate to say (besides the weather in the winter ;) Columbus is one of the top 5 cities in the country...my prediction was the population would double 2-yrs ago and everyone laughed...but the city is on track to make it happen.Is there a particular area of the city you'll be focused on?

Especially if you don't have prior rehab experience.I bought a couple that were (almost) rent ready in my own city, because I didn't have a GC I trusted and didn't have time to oversee jobs.

Your second call is to a real estate attourney bc again the nuance involved in filling out the forms is a pain in the *** + you need special legal sized paper with margins of a certain length - lol - I thought I had it all dialed in, brought it to the assessor's office (or whatever city, windowless room it was) and got pinged $85 for the wrong paper size. :) I am currently working on quit claiming our recent purchase into the LLC and after gathering most of the paperwork have just left a message with an attourney so I don't have to go through all those hoops again.

For example, my city actually requires a permit for a shed (and a bleeping concrete pad...)Personally, I would try to work out the last option, he's a good tenant, is improving the property, not trashing it, and if you can get both control of work scope approvals, and free improvements, it could be a win-win.
