If you discover your tenants are incapable of having an environment clean enough that they aren't the roach hotel on the block, regardless of warnings, you just give them 30 days notice to move.

And I only did month to month agreements so if someone was causing too much trouble and weren't heeding my warnings, I'd just give them notice.But, it seems to me that there is actually less drama in a multi-plex than when you've just got two tenants only separated by a wall.

I was showing a vacant unit and as prospects passed by she warned them not to rent from me, I was liar, etc (if I'm all those things then why are you still here?).

Repeated or consistent late payment is usually justification for eviction.You need to get rid of this tenant as he is training you to be the worst kind of landlord.I would hope he ignores your warning, pays late, and you evict.
