I am a first time rental property buyer and I have found a 16 unit multifamily building and I am wondering if this is too much to handle for a first time buyer/landlord.

After taxes I netted about 40,000 after about a year of work and management. 

I have 3 rentals(2townhome+1 condo) and a primary residence and i self manage my rentals all in San Diego.

I don't know him personally and I haven't used his product so I can't sit here and give you an honest review.But what I can say is that this statement from his sales page is very suspicious.

Now, I would of course be vetting buyers and making sure whoever purchases the deal has a solid track record and is a trustworthy individual/company first, but things happen.

and from what i understand, you can self manage these days

I am looking into the following markets and would like to get feedback from seasoned investors/realtors/lenders/project managers regarding the market barometer is like. 

And there is not much out there because is program is small and I saw one that leaned negative unfairly by someone who never even worked with Paul McGraw or his program.I started working with Paul McGraw and his team just over a year ago and I’m amazed at how wonderful real estate can be.
