You also have to consider loan amounts typically need to be above $250K will carry a 3-5 year prepayment penalty.The biggest thing I see is loan officer are quick to offer a pre-approval for you but the fail to run the DSCR/Rents ratios up front.

I bought it last year because I thought the price was pretty good considering it's located in Brookline and gives good cash flow.

Doing this for a few years with honest effort will put alot of extra money in your pocket.

What led you to start the process with them?

I am 25 years old, since I was 9 my dad made me read the book Rich Dad, Poor Dad, and 1 year an a half ago I was transferred to USA from work, in that book he talks about financial freedom and real state, so  I recently bought the book how to invest in real estate, by Joshua and Brando (I am still on page 120) however with each page my interest increased, which lead me to this forum. 

That usually calms them down, although I have had 1-2 leave over the years (good riddance). 

Property I bought in May of this year has appreciated 15% already.
