Since both tenants deny any use of wipes, and they have been recently notified in writing (email) it would be their equal responsibility for futher occurrences, can I legally charge them for this?

I will keep these points in mind when my business mentor shows me his process and how he was able to wholesale several businesses over the past year.

I am told that if the tenant does not comply with that timeframe, the eviction process can begin.

More specifically this investor, who had $120,000 cash on hand wanted my opinion on whether he should fund the acquisition and renovation and complete one home at a time or use financing for the acquisition and renovation and by his estimation complete up to three properties at a time (with reasonable reserves) then refinance the properties upon completion to complete the BRRRR process.

You should have staggered the offers and let your agent know you were writing another offer somewhere else.

I send out check right away, but thinking of asking him to move to monthly or bi-monthly payments to streamline the process...Any thoughts would be greatly appreciated!

Keep in mind, BRRRing is going to be an involved process.
