@John Hickey do you have a recommendation in the Hudson Valley area?

Most of the Central Valley (Fresno, Bakersfield, Stockton, Merced, etc) has been doing really well since COVID with a lot of LA and Bay Area folk moving into the area for more affordable living while working from home.

This outcome is mirrored in suburban submarkets, such as Mid-Cities, Antelope Valley, and those in the San Gabriel Valley, where neighborhood centers make up a larger proportion of the retail inventory.Conversely, availabilities are growing in malls and power centers.

I look at the “profit” (this means including the capital pay down) and the expected expenses are low  (this means buying slanted tile roofs, stucco siding, desert landscaping, less than 20 year old houses, in a landlocked valley where it doesn’t snow.)But at least pretend to know what they mean when they say cashflowing. 

Outside of the city flipping is more prevalent, especially West Shore / Cumberland Valley School District, assuming you can even find anything. 

Tesla is building a new mega-factory near Dell Valley.

We have seen many of the Coachella Valley cities ramp up their restrictions over the last few years.

Also, does he cover all over Coachella Valley like Indio and other areas too?

There is an extreme shortage of plumbers and electricians in the Treasure Valley.
