General rule of thumb when I deploy capital on investment.You can always improve return through updates.

Then kindly tell them you made an improvement list of all the updates you made since owning the home and let them know of any recent updates made by previous owners.

Both of these redevelopment projects are still in process in Wisconsin, but I will absolutely keep you updated on how they go.  

Does anyone have any recommendations for an insurance company that will insure a finished and updated, yet vacant multi family building (not a remodel under construction)?

My wife and I would like to find something that will pass a va appraisal but is a good deal that needs updates that we can do over time, that way we can have equity and cash flow.

I purchased the unit in 2016 for $309,000, and immediately updated the floor (changed from carpet to hardwood) and smoothed out the ceiling (had popcorn ceiling) which together costed $6000, so total $315,000.

Building is in reasonable shape and units have various amount of updates Overall decent building in rural and safe area.
