The challenge becoming an agent is that many motivated sellers contact you specifically because they do not want to work with a real estate agent.

What have been your challenges investing out of state?  

I am essentially challenging the concept of straight forward pricing of multifamily via capitalized NOI, specifically because of what you said - things change and fluctuate.

I know I have a lot of challenges but I am super motivated and really up for it.

I think the point is to kick around ideas see what others are doing, so you can do a little research yourself to pick the right structure for you unique individual circumstances.  

Say nothing until after she leave in this week or two, then if you did the proper thing with the sec dep, then if you want to take on a challenge, deduct the cost of removing the wallpaper or her terminating out of the lease from the sec dep. 

He thought it was a good deal but because of it's uniqueness it may be hard to sell. he suggested I pass or find a partner.

My only hesitation is that I feel like a no trespassing sign could look a little foreboding in front of a property. also I wonder if some inspectors might take that as a challenge to find something.
