A lot has to do with your personal circumstances and your market.  

What about unforeseen repairs?

I've gone over the calculation again and again and it's solid, even under ideal turnkey circumstances with unrealistic mortgage/insurance rates, the ROI's are negative.  

It takes some bad circumstances to cause someone to lose significant equity to foreclosure, which is why it is more rare.Of the homes that have low note balances, any investors physically at the auction will snag them up.

Some better questions I want to ask are this:Do you have a reserve if sudden and unforeseen repairs occur?

Secondly, shouldn't an agent provide a CMA in this circumstance? 

Will smaller banks tend to work with you even in those circumstances?
