My experience with inspectors in ocean/Monmouth County is that they are reasonable people.

I don't think it's realistic, for many reasons.

A $200 front door might be reasonable for some areas whereas a $200 front door would be considered a cheap fix in another.  

I put an offer on a property that was a hoarder house, the only reason it was for sale was because his parents passed away, and all the siblings BESIDES the one that was actually living in the house wanted to sell it.  

It's a bummer for you, but only charge for your true losses.  

The reason i purchased my first unit was because I wanted to feel like I accomplished something major and it was only $5000.

Just keep true to your margins and don't forget to add in a bit for "surprises" :)

Unfortunately for reasons I don't want to get into, I couldn't do a 1031 exchange.
