While there is often talk about having some level of responsibility across all areas, in reality, they receive packages from the operator, probably tour the property pre-acquisition, and then work as liaison between their investors and the operator, which typically entails taking updates from the operator, repackaging and forwarding to their group.

Correct on the max fee for a notary (VA is $5 with travel fees negotiated), but a virtual notary can charge up to $25 (plus negotiated travel expenses (not sure why you'd travel for a virtual notary)).I guess from a big picture perspective, I do plan on buying in the area and if I have to travel back to VA for whatever reason then I have a side gig I can do to lessen the travel costs.

During demo of the old plaster walls and ceilings, the contractor neglected to put up any plastic to protect the dust from travelling to other parts of the house.Luckily that was day 1 of the project and we were able to correct the issue and realign our expectations.
