There are even a few where you can't charge "extras," but disguising those extras as a discount is fine.I recommend you go with something like Dwolla.com for accepting payments.  25 cents for each transaction, paid by the receiver, all your tenant needs is a bank account.

Hi,I charge $30 per adult occupant, and everyone living there over 18 must pass the background (criminal/credit/eviction) check and be on the lease.If they pay online, I get charged $.50 per transaction, and the service costs my $29.45.
