@Skyler Lehman assuming you're asking about 1-4 Family (SFR) or small MF.Fees average out to 10-12%, once you take into account all the extra/hidden fees.Don't be fooled by 5-6% quotes!

Who do you plan to target (accredited investors or not), do you plan to advertise to the public, Do you need an RIA, etc- Make sure you know what to look for in a PPM, LPA, subs docs, etc if you don't do them by your legal team.

We are going to Incline Village this weekend for a wedding in the family.  

If you can find a duplex that doesn't need a ton of work, great, but any single family/townhome will work.

I'm not against couples, kids or families at all, I'm just concerned about the ratio of people to bathrooms.  

Ask them how much you could qualify for based on renting your current residence and buying a new single family home.
