I'm considering upping my aggressiveness on remediating this issue with something that will cover up the color of the mold so it will indicate better remediation efforts to future potential buyers. 

Property managers still have to be managed, so they don’t alleviate your interaction with your properties.

@Josh H.i think it's possible, but you might have to call a whole bunch of lenders, and try both banks and DSCR lenders.  

On the other hand, I would like to hear some recommendations on sites to manage the different postings on different platforms, again I am a beginner with only one villa, so I would like to stay on the $20-$40 a month. 

I am not sure if you can leave a trust account to another trust so your wife titles an account to her trust and leaves it to your trust on death.
